Subdivision development involves a complex set of needs and challenges, from land considerations, infrastructure design, environmental considerations, to urban planning. Each project requires careful coordination to ensure that everything from roadways to stormwater management systems are thoughtfully planned and integrated.

Harvest Park
The Harvest Park community is an 83-ha property being constructed over 10 stages, that is developing into a multi-use community in Kitchener. The development team struck a balance of residential uses including a stable mix of detached homes, street-fronting townhouses and multi-unit residential buildings. The development incorporates open space and parks, and schools.
MTE provided surveying, geotechnical, environmental, civil and structural engineering services to the Harvest Park community for our client, Activa.

Lawrence Heights
Lawrence Heights Phase 1 consists of a 25.6-acre parcel adjacent to the Yorkdale Subway Station entrance in Toronto. Revitalization of Phase 1 includes the demolition and replacement of 233 Toronto Community Housing rental units, the addition of both market condominium and townhomes, and the development of 5,000 m2 (53,820 ft2) feet of commercial space.
MTE provided civil engineering and hydrogeology services. Our hydrogeological professionals are currently developing a strategy to address groundwater concerns.

Knightsbridge
Located on the perimeter of Perth East Township and just a few short minutes from Downtown Stratford, Knightsbridge encompasses natural heritage and connectivity through enriched greenspace, a creek, trails, and inviting parkland. Phase 1 of this residential development includes the construction of 63 single-family lots, a stormwater management facility, twin storm culvert crossing, new watermain and internal roads.
MTE completed the preliminary and detailed design for the site servicing, grading and stormwater management, and provided tender, contract administration and site inspection services during construction.

The Wildflowers
The Wildflowers is a 54-hectare, multi-use development to be built in phases, featuring a mix of residential units, roadways, a school block, parks, and stormwater management basins. MTE provided civil engineering services and surveying to support the Plan of Subdivision approval, including a topographic survey, site grading, servicing design, and water distribution analysis. Our civil team designed solutions for water supply, sanitary servicing, stormwater management, and municipal turning circles.
In addition to civil services, MTE provided environmental support, including Phased Environmental Site Assessments, excess soil assessments, Record of Site Conditions, and a materials management plan (MMP), along with hydrogeological services for groundwater monitoring. We also completed Phase One and Two ESAs and continue to provide inspections and project management as the project progresses.

Westwood Village
This Cambridge West Community is a major expansion along the city’s western boundary, spanning over 90 hectares of land. MTE has been providing civil design, consultation, and support since 2005, focusing on servicing, grading, and stormwater management solutions. Our team developed a surface water monitoring program and prepared technical studies for the Master Environmental Servicing Plan (MESP) and two Draft Plans of Subdivision for 63 hectares of land.
The development includes residential properties, a school, parks, roads, and municipal services. Our team designed stormwater management systems, including three ponds, and oversaw the realignment of Blenheim Road, replacing a culvert crossing over Devil’s Creek. We also confirmed water distribution network capacity to support the developments. Our work to date includes the MESP, surface water analysis, stormwater plan, servicing analyses, and various environmental assessments. Construction is ongoing, and MTE continues to provide support throughout the project.

Edgevalley
The Edgevalley Subdivision is a multi-phase residential development spanning four phases across a large tributary land area in London, Ontario. The sanitary design covers 240 hectares, while the stormwater design addresses 127 hectares. Phase 1 is complete, Phase 2 is in design, with subsequent phases to follow.
As the civil consultant, MTE has played a key role in designing and implementing essential infrastructure, including site alteration, earthworks, servicing (sanitary and storm sewers, watermains), roadworks, and stormwater management facilities. This includes overflow systems, inlets, and outlet channels.

Hyde Park Meadows
Situated within an established London neighbourhood, there are plenty of amenities surrounding Hyde Park Meadows subdivision, including retail outlets, Masonville Shopping Centre, community resource centres, recreation and leisure facilities, libraries, restaurants and more.
MTE provided civil engineering services for the subdivision, including site grading, servicing design, and water distribution analysis. For Phase 1 (239 single-family lots, parks, and a school/medium-density block), and Phase 2 (191 single-family lots and medium-density/walkway blocks), MTE managed water supply, sanitary/storm servicing, grading, construction administration, and inspections. Phase 1 was completed through to the end of the warranty, while Phase 2 is nearing finalization with the City of London.
