The West Oxford Industrial Subdivision
From our early beginnings to the multidisciplinary firm we’ve become, our growth has been driven by a shared dedication to building stronger communities—one project at a time.
For John, one project that stands out as a personal favourite is the West Oxford Industrial Subdivision—a meaningful milestone in his career at MTE.
The West Oxford Industrial Park is Oxford County’s newest industrial development by 214 Carson Co., featuring flexible design-build opportunities ranging from 60,000 to 272,000 square feet, along with a 58-acre pad-ready site that can be subdivided to suit a variety of needs.
Strategically positioned along Highway 401 in the manufacturing hub of Southwestern Ontario, the industrial park offers an ideal combination of scalability, speed to market, excellent highway access, and access to a skilled regional labour force.
Why This Project Matters
This development was significant for several reasons. It brought together a wide range of expertise across disciplines—including civil, geotechnical, environmental, and hydrogeological engineering, as well as ecology, geomatics, and legal survey—making it a true example of multi-disciplinary collaboration.
As Director of Growth for the London and Stratford markets, John McNeil plays a key strategic role at MTE. Alongside his leadership in business development and client relations, he continues to provide technical oversight as a Senior Hydrogeologist, offering expert guidance and senior review on complex projects.
For John, what made this project particularly meaningful was the opportunity to see nearly every one of MTE’s service lines come together on a single site—a true showcase of the MTE’s collaborative approach and technical depth.
The project also presented a number of complex technical challenges, particularly in navigating the design and approvals process. Perhaps most notably, it marked an important milestone for MTE’s London office, as one of the first projects to be fully staffed across multiple service lines locally demonstrating the strength and capability of the growing team in the region.
MTE was responsible for the design and engineering required for Official Plan Amendment (OPA), Zoning By-law Amendment (ZBA), and Draft Plan of Subdivision approvals. The firm also led contract administration for site grading and servicing, and continues to support site plan approvals for each subdivision block.
The hydrogeological component presented particular challenges. The team had to carefully assess and mitigate the potential impacts of development and construction dewatering on several groundwater-dependent features, including:
- Two groundwater-fed watercourses
- A provincially significant wetland
- Nearby private wells
- A municipal wellhead protection area
To address these challenges, the stormwater management system was strategically designed to maintain pre-development infiltration conditions. This included implementing block-level infiltration galleries set back from the watercourses, allowing for thermal attenuation of runoff before reaching sensitive features.
The success of the project was made possible by strong communication and coordination. Regular project updates and milestone meetings ensured alignment across disciplines and allowed the team to navigate complex approval processes efficiently.
MTE had the opportunity to partner with 214 Carson Co. on the West Oxford Industrial Park, providing a full range of services for our client. This collaboration highlighted MTE’s commitment to client success—guiding the project from the initial concept through to construction, all while helping 214 Carson Co.’s vision come to life.
A Lasting Impact
Beyond the site itself, the West Oxford Industrial Subdivision represents a meaningful investment in the future of the community. Once complete, the park will contribute valuable employment lands and generate job opportunities for residents across the County of Oxford and the Town of Ingersoll—supporting long-term economic growth in the region.
