Project overview

The West Oxford Industrial Park is Oxford County’s newest industrial development, featuring flexible design-build opportunities ranging from 60,000 to 272,000 square feet, along with a 58-acre pad-ready site that can be subdivided to suit a variety of needs.

Strategically positioned along Highway 401 in the manufacturing hub of Southwestern Ontario, the park offers an ideal combination of scalability, speed to market, excellent highway access, and access to a skilled regional labour force.

MTE's Involvement

MTE provided a range of engineering services for the development of the West Oxford Industrial Park—including civil, geotechnical, environmental, and hydrogeological engineering, as well as ecology, geomatics, and legal surveying—making it a true example of multi-disciplinary collaboration.

MTE was responsible for the design and engineering required for Official Plan Amendment (OPA), Zoning By-law Amendment (ZBA), and Draft Plan of Subdivision approvals. The firm also led contract administration for site grading and servicing, and continues to support site plan approvals for each subdivision block.

The hydrogeological component presented particular challenges. The team had to carefully assess and mitigate the potential impacts of development and construction dewatering on several groundwater-dependent features, including:

  • Two groundwater-fed watercourses
  • A provincially significant wetland
  • Nearby private wells
  • A municipal wellhead protection area

To address these challenges, the stormwater management system was strategically designed to maintain pre-development infiltration conditions. This included implementing block-level infiltration galleries set back from the watercourses, allowing for thermal attenuation of runoff before reaching sensitive features.
